What Does a Water Heater Replacement Cost in the San Gabriel Valley?

Replacing a gas storage tank water heater costs $1,595 for a 30- or 40-gallon unit and $1,795 for a 50-gallon unit at our book price, installed, anywhere in our service area. An electric replacement is $1,450 or $1,675. Most of the water heater companies around the San Gabriel Valley and the Gateway Cities will not tell you that until a technician is standing in your garage; we publish it, and this guide explains where the rest of the quote comes from. The replacement price covers delivery, draining and removing the old unit from its spot, a new Bradford White or A. O. Smith tank (or another brand if you prefer), new hot and cold water supply lines, a one-year labor warranty on every connection we make, and the manufacturer's six-year warranty on the tank. It assumes a residential, same-location swap of an existing water heater at ground level, in the garage or on the side of the house, with the appointment booked at least 24 hours ahead. Three things are priced separately, and they are the ones that vary: hauling the old tank away ($95), the permit, and whatever code items the inspector expects a replacement to bring up to date.

The permit. Every city we serve requires a plumbing permit and an inspection for a water heater replacement. We pull it and stand the inspection for a $295 administrative fee plus the city's own fee, passed through at cost. The city's share ranges from a few dollars to a few hundred depending on the fee schedule; our permit cost by city table has the figures we have verified so far.

Code items. A replacement is when the inspector expects the install to meet current code, and most tanks in this area went in before the current rules. The book prices: earthquake straps $225 when added during the installation, a drain pan $75, a gas sediment trap $225, a gas valve and supply line $165, a venting upgrade from single wall to double wall $250 to $450 for up to four fittings above the heater, and a 3/4-inch cold water inlet ball valve $249. An expansion tank is quoted on site.

Where the heater sits. A same-location swap in a garage is the book price. A closet inside the house or a second-floor unit carries a $249 surcharge, because the work is slower and the venting is more involved. A relocation, or a first-time installation in a home that never had a water heater, is quoted on site.

The water. Groundwater across the Main San Gabriel and Central basins is hard, and the systems we have figures for run around 14 grains per gallon, well past the 10.5 that counts as very hard. That does not change the replacement price, but it does shorten a tank's life unless it is flushed yearly: a storage tank flush is $139, or it is included in the $99 per year storage tank membership.

A storage tank diagnostic visit is $99, waived if we do the work, and it answers this question with numbers rather than a guess. A relight is $89, a supply line $139, a T&P relief valve $295, and an electric heating element $295 including a flush. Past roughly twelve years, repeat repairs stop being the better value against a new tank, and we put both numbers in front of you before anything is decided.

If the tank is coming out anyway, this is the moment to consider a tankless unit. Converting a 40-gallon tank to a Noritz EZTR40 is $3,295 and a 50-gallon tank to an EZTR50 is $3,695, installed, because those two models use the hookups a tank already has.
