A new unit is a planned purchase for most households, and water heater financing is available if you would rather spread the cost. We install both gas and electric water heaters, and the right answer usually follows what is already at the unit. Gas installation means the flue, combustion air and gas connection have to meet current code — often the part of the job that adds cost on an older house. Electric installation skips venting entirely but needs a dedicated 240-volt circuit sized to the unit. We check both before recommending anything, then handle capacity, code and permit from there, with same-day availability across Pico Rivera and the surrounding areas.

Tank size is a starting point. The number that matters is the First Hour Rating on the unit’s yellow EnergyGuide label, which should meet or exceed your busiest hour of hot water use. We size every install to that number.

To find your busiest hour, add up what runs in it. The U.S. Department of Energy and AHRI worksheet, which every manufacturer defers to, counts hot water per use like this:

AHRI’s own example: three showers (60) plus a shave (2), a shampoo (4) and a round of hand dishwashing (4) is 70 gallons in the peak hour, so the unit needs a First Hour Rating of 70 or more. A 5-person home with three or more bathrooms is usually past what a 50-gallon tank can do in that hour, which is where a 75-gallon tank or a tankless unit comes in; both are in our price book.

These are our book prices for a same-location replacement of an existing residential water heater at ground level, during normal business hours, Monday through Friday, 8 AM to 5 PM; pricing outside those hours or in an emergency is subject to change. Every replacement includes delivery, draining and removing the old unit, new hot and cold supply lines, and a one-year labor warranty on all connections, plus the manufacturer’s warranty on the unit. Add-ons are priced in addition to the replacement: haul away $95, permit $295 administrative fee plus the city’s permit cost (with a standing inspection), earthquake straps $225, drain pan $75, gas sediment trap $225, and a single-wall to double-wall venting upgrade $250 to $450. A second-level or indoor installation carries a $249 surcharge.

Every installation is backed by a 1-year Water Heater Genius labor warranty on all connections. The unit carries the manufacturer’s warranty on top of that: 6 years on the tank and parts for the standard-tier Bradford White or A. O. Smith tank we install at book price, the standard tier every major manufacturer sells. Longer tiers exist, shown below; if you want one, say so when you book and we quote that model. Registering the unit with the manufacturer is the homeowner’s step, and the deadline matters (A. O. Smith and Rinnai both give 90 days), so we go over the exact terms and the registration step before the work starts.

Tiers are as each manufacturer publishes them for its residential tank lines; the tier is fixed by the model number at purchase, and the standard tier is what we install at book price. The labor column is each manufacturer’s own coverage and is separate from our 1-year labor warranty, which applies whichever brand you choose.

Usually, yes. Swapping a gas or electric tank for one of the same size, in the same spot at ground level, is the job we most often finish the same day you call, and the work itself takes about two to four hours. We stock natural gas 40- and 50-gallon tanks, the two sizes most homes use, so those swaps do not wait on a supplier. A same-day job scheduled during normal business hours, Monday through Friday, 8 AM to 5 PM, is billed at book price; weekend, emergency and after-hours work is billed at a higher rate, which we quote when you call.

• A size or type outside the book. 75- and 100-gallon tanks, and tankless units other than the Noritz EZTR40 and EZTR50, are quoted on site rather than from the book, so the quote comes before the work.
• A new spot. Book prices cover a replacement in the same location; a relocation or a first-time installation is quoted on site.
• Code work the old installation never had. A single-wall to double-wall venting upgrade ($250 to $450), a gas sediment trap ($225), earthquake straps ($225), a drain pan ($75) or an expansion tank (quoted on site).
• Access. A heater in a closet inside the house or on a second floor carries a $249 surcharge and takes longer.
• The permit. Every city we serve requires a permit and inspection for a water heater replacement. The permit fee belongs to the homeowner either way: we can pull the permit for a $295 administrative fee on top of what the city charges, which covers standing the inspection, or you can pull your own.
• Electric wiring. Book price ties in to the existing electrical connection; a wiring problem is work for an electrician.

About two to four hours for a same-size tank in the same spot, which is most of the replacements we do. This is what happens on replacement day:

1. Shut off the gas or power and the cold-water supply to the heater.
2. Drain the old tank and disconnect it.
3. Remove it from its spot.
4. Set the new heater, with straps and a pan where they are on the quote.
5. Connect new hot and cold supply lines (included) and the gas line or electrical connection.
6. Fill the tank and bleed the air out before lighting or powering it.
7. Light it or power it up, check every connection for leaks, and check the vent on a gas unit.
8. Go over the warranty: our 1-year labor warranty on all connections, the manufacturer’s term, and the registration step, which is the homeowner’s (A. O. Smith and Rinnai both give 90 days).
9. If we pulled the permit, book the inspection and meet the inspector.

Only the hot water is off for most of the job. We close the cold-water valve that feeds the heater, so the rest of the house keeps cold water, and hot water comes back once the new tank has filled and heated up. If that valve is seized and will not close, the house’s main has to be turned off for part of the job, and a new 3/4-inch cold-water inlet ball valve at the heater is $249.

Draining it and removing it from its spot is part of the replacement; hauling it away is $95, or you can keep it. Tanks we haul away go to a scrap metal recycler.
