What a tankless water heater costs, and why only two models have a book price

Converting a storage tank water heater to a tankless unit costs $3,295 when the tank being replaced is 40 gallons and $3,695 when it is 50 gallons, at our book price, installed. Those two prices are for the Noritz EZTR40 and EZTR50, the only tankless models built to connect to the hookups a storage tank already has. Every other brand, and every relocation, depends on the house and is quoted on site. This guide explains what is in the conversion price, what is not, and what the permit and the local water add. What the conversion price includes

Removing the storage tank, installing the EZTR40 or EZTR50 on the existing hookups, new hot and cold water supply lines, a new gas supply line, and isolation valves so the unit can be flushed without shutting the house down. Hauling the old tank away is $95. A drain pan is $75 and a gas sediment trap is $225 where the inspector calls for them. The permit is separate: a $295 administrative fee plus the city's own fee, which our permit cost by city table tracks.

Why only two models have a book price

A tankless unit burns gas much faster than a tank while it is running, and most models need a larger gas line, a different vent, and a mounting spot the tank never needed. The Noritz EZTR line was designed for exactly the swap-out case: top-mounted connections that line up with a tank's, a vent that reuses a typical tank flue path, and gas demand sized for the line a 40- or 50-gallon tank already has. That is why we can price it before seeing the house. A Navien, Rinnai, Takagi or Rheem installation is a good job too, but its price is decided by the gas run, the line size and where the vent can exit, so we evaluate it on site and put the number in writing before any work starts.

Hard water and the descale schedule

A tankless heat exchanger has narrow passages, and this area's water is hard: the Whittier system measured 14.1 grains per gallon in its 2025 report, and the South San Gabriel system 14, against the 10.5 grains that counts as very hard. At that level the manufacturers call for a descale flush every year, and skipping it is how a tankless unit ends up throwing error codes at year four. The yearly descale is $259, or it is included in the $199 per year tankless membership along with free diagnostics when a repair is needed. If a unit does fault, the tankless diagnostic is $299, includes the flush, and is waived if we repair or replace it.

What a conversion visit looks like

On a book-price conversion the technician drains and disconnects the tank, hauls it out of the way, mounts the EZTR unit on the wall where the tank stood, runs the new gas supply line and the hot and cold supply lines, sets the isolation valves, connects the vent through the existing flue path, and fires the unit to check the gas pressure and the temperature at the nearest tap. The old tank goes on the truck if you have added haul away. The permit is pulled before the visit and the inspector comes afterward; if the inspector flags anything, we are the ones who come back to fix it. The whole job is a day, and the house is without hot water only while the swap itself is in progress.

Tank or tankless?

A like-for-like gas tank replacement is $1,595 or $1,795, so the conversion premium is real. What you get for it is unlimited hot water on a single-family gas line, a unit that hangs on the wall instead of taking floor space, and a longer service life if it is descaled.
