What Does a Water Heater Replacement Cost in San Gabriel?

Replacing a gas storage tank water heater in San Gabriel is $1,595 for a 30- or 40-gallon unit and $1,795 for a 50-gallon unit at our book price, installed. An electric replacement is $1,450 or $1,675. Those are the same prices we publish for every city we serve. What changes from house to house in San Gabriel is the permit, the code items the inspector will look for, and whether the heater is in the garage or somewhere harder to reach. This guide walks through each of those so the number on the quote is not a surprise.

The replacement price covers delivery, draining and removing the old unit from its spot, a new Bradford White or A. O. Smith gas storage tank (or another brand if you have a preference), new hot and cold water supply lines, a one-year labor warranty on every connection we make, and the manufacturer's six-year warranty on the tank. It assumes a residential, same-location swap of an existing water heater at ground level, in the garage or on the side of the house. Hauling the old tank away is $95. The permit and any code items are separate, and they are the part of the quote that actually varies, so they get their own sections below. San Gabriel's housing dates from 1940 to 1969 with a further wave through the 1970s: three- and four-bedroom single-family homes around the Mission district and South San Gabriel. The heater is usually in a tight closet or garage space, and the original install rarely has strapping at two points, a pan and drain, correct venting, and an expansion tank. Replacement day is when the inspector expects those to be brought up to current code. The book prices for the items that come up most: earthquake straps $225 when added during the installation; a drain pan without piping $75; a gas sediment trap $225; a gas valve and supply line $165; a venting upgrade from single wall to double wall $250 to $450 for up to four fittings above the heater; and a 3/4-inch cold water inlet ball valve $249. An expansion tank is quoted on site. A closet installation inside the house, or a second-floor unit, carries a $249 surcharge over the book price.

The City of San Gabriel's Building and Safety Division requires a plumbing permit and an inspection for a water heater replacement; the office is at 425 South Mission Drive and can be reached at (626) 308-2806. We pull the permit and meet the inspector for a $295 administrative fee plus the city's own permit fee, which is passed through at cost as its own line on the quote. The City of San Gabriel publishes its own permit fee schedule; we confirm the current fee when we pull the permit. You can decline and pull the permit yourself, but if the inspector then calls for a code correction, that work is charged at book price.

Golden State Water measured its South San Gabriel system at 14 grains per gallon in 2025 (240 mg/L as calcium carbonate, ranging from 189 to 310 mg/L across the year), against the 10.5 grains that classifies water as very hard. Sediment settles on the bottom of a gas tank, insulates the burner from the water above it, and makes the unit run longer and hotter for the same shower. That does not change the replacement price, but it decides how long the new tank lasts. A storage tank flush is $139, and on this water most tanks do better on a flush every year rather than every two. The storage tank membership is $99 per year and includes that yearly flush, free diagnostics when a repair is needed, 10% off services and add-ons, and 5% off a replacement.

If the current heater is electric, the replacement is $1,450 for 30 or 40 gallons and $1,675 for 50, tied in to the existing electrical connections; any problem with the wiring itself is work for an electrician. A 75- or 100-gallon tank is quoted on site.
