What Does a Water Heater Replacement Cost in Arcadia, CA?

If the gas water heater in your Arcadia home has finally quit, the book price to replace it is $1,595 for 30 or 40 gallons and $1,795 for 50, installed; an electric unit is $1,450 or $1,675. The price is the same across our service area. What the Arcadia permit costs, which code items the inspector will expect, and whether the unit lives in a garage or a closet are what move the final number, so that is what this guide covers.

The replacement price covers delivery, draining and removing the old unit from its spot, a new Bradford White or A. O. Smith gas storage tank (or another brand if you have a preference), new hot and cold water supply lines, a one-year labor warranty on every connection we make, and the manufacturer's six-year warranty on the tank. It assumes a residential, same-location swap of an existing water heater at ground level, in the garage or on the side of the house. Hauling the old tank away is $95. Arcadia's neighborhoods around Santa Anita and up into the foothills were largely built in the 1930s and '40s: English cottages, traditional ranch homes and early American revivals on mature lots, with larger ranch-style homes in Highland Oaks and the Highlands. Arcadia's Building Services office requires a plumbing permit and an inspection for a water heater replacement; the office is at 240 West Huntington Drive and can be reached at (626) 574-5400. We pull the permit and meet the inspector for a $295 administrative fee plus the city's own permit fee, which is passed through at cost as its own line on the quote. Arcadia's published fee for a water heater change-out is $83 (a $63 issuance fee plus $20 for the water heater and vent on the city's 2024 fee resolution, before the 5.5% technology fee), so the permit line comes to $295 + $83 = $378. You can decline and pull the permit yourself, but if the inspector then calls for a code correction, that work is charged at book price.

The City of Arcadia measured its own system at 12.3 grains per gallon in 2025 (210 mg/L as calcium carbonate, ranging from 23 to 340 mg/L); Golden State Water measured its South Arcadia system at 9.4 grains per gallon in 2025 (160 mg/L as calcium carbonate, ranging from 110 to 200 mg/L), against the 10.5 grains that classifies water as very hard. Sediment settles on the bottom of a gas tank, insulates the burner from the water above it, and makes the unit run longer and hotter for the same shower. That does not change the replacement price, but it decides how long the new tank lasts. A storage tank flush is $139, and on this water most tanks do better on a flush every year rather than every two. The storage tank membership is $99 per year and includes that yearly flush, free diagnostics when a repair is needed, 10% off services and add-ons, and 5% off a replacement.

If the current heater is electric, the replacement is $1,450 for 30 or 40 gallons and $1,675 for 50, tied in to the existing electrical connections; any problem with the wiring itself is work for an electrician. A 75- or 100-gallon tank is quoted on site.
